Before you sell your property consider donating it to World Space Conservation. While donating your property to a nonprofit may sound like an unwise investment, it is one that, surprisingly, can benefit you greatly from a tax deduction and financial perspective. Not to mention the experience and peace of mind it brings knowing that you have contributed to the natural spaces of our world and its future. Learn about the different ways to donate land and the benefits, including:
· Land donation: This is the most common way to donate land. When you donate a property outright, WSC becomes the new owner of the property, assuming all the financial responsibilities, from property taxes to upkeep. You will receive a tax deduction that can sometimes equal up to the value of the property.
· Donation of the remainder interest: When donating land by this method, the current owner or their heirs can continue to live on the land for a set period of time, after which the land is gifted to WSC.
· Bequeathing land: This option is when you gift your land to WSC through a will. Similar to remainder of interest method, the property owner gets to enjoy the property during their lifetime.
· Conservation easement: This is the most effective strategy to protect land from further development. Constant development threatens natural habitats, and through WSC easements, a land donor can play a substantial role in preserving nature and wildlife.
. Benefits of Conservation Easements: There are special tax benefits that a donor can take advantage of when executing a conservation easement with World Space, including avoiding capital gains tax, which can be as much as 30% of the profit from the sale of the property, depending on the state. In addition, your conservation easement through WSC is considered a charitable donation, which translates into a sizable tax deduction. Also, the donor is entitled to a deduction equal to the loss in fair market value when executing a conservation easement and giving up a higher valued use of the property. For example, if you purchased the property in question for $500,000, but the land is now worth $1.5 million, through a conservation easement you become eligible to take up to $1,000,000 in tax deductions. In this way, instead of selling the land and having to pay capital gains tax, you can receive a long-term financial upside.
. Bargain sale: A sale of the property for less than its fair market value, with the difference being considered a charitable donation that is usually equal to the remainder of the value. This is a good option for a quick sale or when the seller does not incur large repair costs.
· Conservation severance donation
A donation of land to a land trust, with the understanding that the organization will sell the land to support conservation work.
